Not many people understand the type of roofing system they live under. In fact, many aren’t even aware of how that roof was manufactured! So, our goal is to educate you about your Tile/Slate roof and make sure you have the ability to make an informative decision when it comes to repairing or replacing your roof in the future.
Before we get into how a product is made, its performance, and life, let’s discuss the most important factors: Load. Our Engineer friends just got excited! The reason why this is so important is because your home was designed by an Architect and he/she used an Engineers calculation to frame the property to handle the load of the roof. If you are selecting a product that exceeds the designed load, you risk major failure down the line. An example, and recent project, is a property with a hip roof that was designed for wood shake. The owners selected a lightweight Concrete Tile when the Shake needed to be replaced. Overloading of the lightweight Concrete Tile resulted in Rafters snapping and Ridge Boards breaking. Original framing was designed at 24” OC. Our team had to redesign the load, beef up the rafters to 12” OC and add Purlins to allow for a Ludowici LudoSlate Clay Tile to be installed.
Manning Roofing is a Factory Installation Trained (Ludowici FIT) installer of Historic Clay Tile. We also handle Appraisals of Ludowici Clay Tile and to date, have won every one. Our Team has installed Ludowici Spanish (S Tile), the historic French T1, Shingles, Old English, and the LudoSlate products. Our goal is to make sure your property retains its historic look and you gain equity in your home with your new Clay Tile Roof.
If your property has sustained damage, make sure you have a reputable Contractor with a lot of experience dealing with the type of roofing system you have. Too often homeowners find themselves in a bind as they have hired inexperienced contractors who have no clue about the valuation of a specific roofing system. The result is always a huge loss in equity without the property owner knowing. Sounds crazy, but it happens.
MGC and our Storm Team is often hired by Insurance Carriers and Attorneys to handle Appraisals on historic Tile Roofing Systems. This is because we have never lost an Appraisal and the manufacturers trust us to make sure their roofing systems are compliant. Our Professional Roofers are extremely detailed with the construction process and make sure no details are missed.
If you have damage, or have been told that you should be filing an Insurance Claim for storm damage to your roof, give us a call and setup a free inspection of your tile roof. Our Team will document the damage and make sure you have all your questions answered before you begin the process.
If your new roof only costs you your deductible, why would you compromise the quality of material and labor by using someone else?
When storm or other damage occurs to your roof, our professional roofer will meet with your Insurance Company to make sure the damage is documented correctly. Often minor damage leaves you eligible for a full roof replacement but homeowners are only given a settlement to allow for inferior materials. As your Contractor, our responsibility is to document the entire restoration process and make sure your carrier has what they need to cover the incurred expense. In the end, you will have a beautiful roof and your restored property will gain a lot of value.
With some of the lowest monthly payments available, Manning Roofing can help make your projects more affordable. All with zero compromises on quality your new Clay Tile roof.
Typically, after 20 years most roofs begin to experience issues. However, if a bad hail storm has rolled through your neighborhood, it might be time for a replacement. Broken Tiles can lead to exposed underlayment. When exposed to UV-rays, underlayment can deteriorate at a higher than normal rate. This is when one begins to see tile roof leaks. Our Team will inspect your roof and the attic space to make sure we locate the leaks and identify the best method of repair.
Damaged roofs can start off with minor leaks, this might not seem to be a huge problem, but these can lead to mold, pests, and even structural damage if left unfixed. Aesthetically, an old washed-out roof can negatively impact your property’s curb appeal and resale value.
This doesn’t even factor in the issues you might run into with inspectors if you want to sell your home. If you want to list your home at the best price, having a new, weatherproof roof is a huge advantage. Whether from storm damage or just plain-old wear-and-tear, Manning Roofing has you covered. Our professional team has both the experience and equipment, coupled with the highest quality materials to provide the highest-quality roofs at a reasonable price.
