Is Your Roof Repairable?

To identify if a roof is repairable, we will need to conduct a Asphalt Roof Repairability Assessment (RA). This RA will be completed by a Licensed Roofer who has Building Expert Institute (BEI) Certification.

At Manning Roofing, we aim to enhance the equity of every residential and commercial property by installing roofs with high-quality, weather-resistant materials. Whether through repair or full replacement, we deliver exceptional craftsmanship in roofing.

How It Works

The RA that will take place at the property will be in accordance with the:
Use of the Repairability Assessment Method for Evaluating Asphalt-Composition Shingle Roof Repairs
White Paper from the National Academy of Forensic Engineers – By Chad T. Williams, PE (NAFE 937A)

01

Marking the Test Area

We begin by marking one shingle within the damaged area to remove and replace, so we can evaluate how the roof system responds to a typical repair.

02

Identifying the Surrounding Area

We mark the eight shingles surrounding the test shingle so we can closely monitor their condition throughout the assessment.

03

Documenting Existing Conditions

Before we begin, we photograph and document any existing wear or damage so we clearly separate preexisting conditions from testing results.

04

Carefully Separating the Seal

We use specialized tools to gently lift the seal and loosen the fasteners while we watch nearby shingles for cracking, tearing, or loss of adhesion.

05

Removing the Test Shingle and Fasteners

Once the fasteners are removed, the test shingle will be removed while minimizing disturbance to the surrounding shingles within the damaged area.

06

Inspecting Surrounding Shingles for New Damage

We inspect the surrounding shingles again to identify and document any changes or damage that occur during removal.

07

Checking the Condition of the Underlayment

With the shingle removed, we examine the exposed underlayment to confirm it remains intact and free of damage.

08

Installing the Replacement Shingle

We then install a new shingle according to manufacturer guidelines to simulate a standard repair.

09

Monitoring During Installation

As we secure the new shingle, we observe and document any additional impact to the surrounding shingles.

10

Evaluating Overall Repairability Results

We review how the surrounding shingles respond so we can determine whether a repair can occur without causing additional damage.
